Standardized Operating Procedures
New York Real Property Law §442-h requires every licensed real estate brokerage to publish its standardized operating procedures for prospective homebuyers. Ours are below.

Do prospective homebuyers have to show identification?
No. Kartar Realty does not require prospective homebuyers to show identification before working with us. We may ask for identification in limited circumstances for safety reasons or when a property owner or lender requires it, and that request will be applied consistently to all prospective buyers.
Is an exclusive broker agreement required?
No. Kartar Realty does not require prospective homebuyers to sign an exclusive broker agreement in order to view properties or receive assistance. An exclusive representation agreement is available to buyers who want it, and its terms are explained before signing.
Is pre-approval for a mortgage loan required?
No. Kartar Realty does not require prospective homebuyers to obtain mortgage loan pre-approval before we will show them properties. We do recommend pre-approval, because sellers commonly give stronger consideration to offers accompanied by it, and because it helps buyers understand their budget.
Is pre-qualification for a mortgage loan required?
No. Kartar Realty does not require prospective homebuyers to obtain mortgage loan pre-qualification. As with pre-approval, we recommend it as a helpful first step but it is not a condition of working with us.
